Pooler, GA Homes for Sale | West Chatham Real Estate

Pooler is Savannah's west side, roughly ten miles out from downtown at the point where I-95 meets I-16 (City of Pooler). It's the part of the metro that grew last and fastest, so most of what you'll tour here was built in the last twenty-five years: planned subdivisions, sidewalks, community pools, and open floor plans. Buyers usually land in Pooler for one of two reasons. They want a newer house without a Savannah price tag, or they want to be close to the airport, Gulfstream, or Hunter Army Airfield.

What the Pooler housing market looks like

As of July 2026, Zillow's Home Value Index put the typical Pooler home at $343,718, down 4.3% from a year earlier. That's an index of typical value across the whole market, not a median sale price, so treat it as a market temperature reading rather than a number to price a specific house against.

New construction is the story here. Builders have been active around Godley Station and the corridors off Pooler Parkway for years, which means you're often choosing between a five-year-old resale and a brand-new build a mile away. That's a real decision with real trade-offs on price, timeline, and negotiating room, and it's the one we spend the most time on with Pooler buyers. Our Pooler homes for sale guide breaks down neighborhoods and inventory in more detail.

Commutes: Savannah, the airport, Gulfstream, and Hunter AAF

This is Pooler's strongest card. Downtown Savannah usually runs fifteen to twenty-five minutes via I-95 or U.S. 80. Savannah/Hilton Head International Airport sits just east of town, close enough that a 6 a.m. flight doesn't require a 4 a.m. wake-up. Gulfstream Aerospace, the Savannah area's largest employer as of 2026 (Georgia Trend), is next to the airport. And Hunter Army Airfield is a short run down I-95, which is why we see so many HAAF families shopping here.

Drive your actual route at the hour you'll actually drive it before you commit. Pooler is compact, but a few blocks can change whether you're merging onto I-95 with everyone else or slipping around them.

Schools in Pooler

Pooler is served by the Savannah-Chatham County Public School System, the same district that covers the city of Savannah. Because the west side has grown so quickly, attendance zones get redrawn more often here than in slower-growing parts of the county. Confirm the assigned elementary, middle, and high school for the exact address before you make an offer. We'll pull the current zoning for any property on your list.

What's around town

Tom Triplett Community Park is the outdoor anchor at about 200 acres, with a freshwater lake ringed by a paved trail, tennis courts, a disc golf course, pavilions, and a playground (Visit Pooler). Retail clusters around Godley Station and Tanger Outlets Savannah, which is physically in Pooler and runs more than 95 stores (Visit Pooler, open as of August 2026). The National Museum of the Mighty Eighth Air Force is here too. Our living in Pooler guide covers the rest of daily life.

Who Pooler suits

Buyers who want a newer, low-maintenance house and a short, predictable commute. It fits people tied to Gulfstream, the airport, or Savannah's port and logistics corridor, and service members at Hunter Army Airfield who'd rather have suburban square footage than proximity to the historic district. If you want an older home with character within walking distance of Savannah's squares, Pooler will feel like the wrong side of the metro. If the lowest possible entry price is the goal, look at Hinesville.

We're an Army veteran-led team and most of our closings are VA purchases. If you're buying with your VA benefit, our step-by-step Georgia VA loan guide lays out the sequence, and the VA and PCS center covers the move itself. Ready to tour? Reach out and we'll build the list.
