Berwick

Start with what Berwick actually is, because the name trips people up. This isn't the Berwick in Pennsylvania, Louisiana, or Maine. Berwick here is a master-planned community in Chatham County, Georgia, on the west side of U.S. 17 south of Savannah, and it isn't a town. When the Chatham County-Savannah Metropolitan Planning Commission reviewed an amended master plan on October 19, 2004, the development was recorded at 1,911.35 acres in a PUD-C (Planned Unit Development-Community) zoning district. Berwick Boulevard is the spine.

One local trap: there's also a Berwick Drive in the 31406 ZIP, on the other side of Savannah and well inside city limits. Different place entirely, so if you're searching listings by street name, check the ZIP.

Is Berwick part of the City of Savannah?

No, and this is the detail buyers most often get wrong. Run a Berwick Lakes Boulevard address through the U.S. Census Bureau's geocoder and it returns Chatham County with no incorporated place attached. A downtown address returns Savannah city. The mail says Savannah; the jurisdiction says unincorporated county.

That isn't trivia. It's your tax bill and your permit desk. Unincorporated addresses answer to county government for zoning, permits, and code enforcement, and sit outside the city millage layer. We confirm jurisdiction before writing an offer, and you should ask for it in writing.

Housing and the local market

Newer than most of the Savannah side of the river. The census tract covering Berwick shows a median build year of 2008, with about 91% of its 1,664 units single-family detached and roughly 87% owner-occupied (U.S. Census Bureau, ACS 2020-2024 five-year estimates). Median home value there was $298,700. Nine parts owner-occupied to one part rental behaves differently at resale than a market built on turnover.

For a fresher read, Zillow's home value index for ZIP 31419 sat near $310,400 in July 2026, down about 2.3% year over year (Zillow Research, data through July 2026). Two labels matter: it's ZIP-level, not Berwick-specific, and it isn't a median sale price.

How Berwick is organized

In layers, and this affects your monthly cost. The Berwick Plantation POA calls itself a master association for the communities along Berwick Boulevard, listing ten neighborhoods plus homes in Southbridge titled under Southbridge at Berwick. Under that, individual neighborhoods run their own associations and dues. Ask for both sets of covenants and dues on any home you tour. Master and sub-association are separate line items, and buyers routinely budget for only one.

Location and commutes

Short and consistent, which is the practical case for living here. About 64% of working residents in the tract reach the job in under 30 minutes, and the largest group, roughly 24%, sits in the 20-to-24-minute band (U.S. Census Bureau, 2020-2024 estimates). Around 18% are at 45 minutes or more.

Everyday retail concentrates at the Ogeechee Road end. Past that, amenities are internal: restaurants, hospitals, and the historic district all mean a drive. For service members, Hunter Army Airfield is generally 15 to 20 minutes depending on gate and hour; Fort Stewart's main gates are about 30 miles west. Our roundup of the best neighborhoods near Fort Stewart puts Berwick in context, and the VA and PCS center covers the move.

Schools serving Berwick

Berwick falls under the Savannah-Chatham County Public School System, the county's only public district. It's large, with magnet and choice programs, and zone lines move as enrollment shifts. Confirm the assignment for a specific address with the district, not from a listing.

Who Berwick suits

Berwick fits buyers who want 2000s-and-newer construction with neighborhood amenities, a short run to Hunter Army Airfield or the Pooler corridor, and a mainstream price without the premium across I-95. It's a weaker fit if you want acreage, walkability, or no association. Compare it against our other coastal Georgia communities, then reach out and we'll confirm jurisdiction and pull both sets of dues.

Frequently asked questions

Is Berwick a city or a neighborhood?

Neither exactly. Berwick is a master-planned community, recorded in Chatham County-Savannah Metropolitan Planning Commission minutes dated October 19, 2004 at 1,911.35 acres within a PUD-C zoning district on the west side of U.S. 17 South. In practice it works as a cluster of neighborhoods along Berwick Boulevard under one master property owners association.

What county is Berwick, GA in, and is it inside Savannah city limits?

Chatham County, and no, it's unincorporated. The U.S. Census Bureau's geocoder returns Chatham County with no incorporated place for Berwick Lakes Boulevard addresses, while downtown Savannah addresses return Savannah city. Mail reads "Savannah," but zoning, permits, and code enforcement run through county government, and the property sits outside the city millage layer.

What school district serves Berwick?

The Savannah-Chatham County Public School System, the county's only public district. Because Chatham zone lines and choice programs change as enrollment shifts, confirm the school assignment for a specific address with the district before you buy rather than relying on what a listing says.
